Repair, stage, sell.

My friend had a rental which had just been destroyed. He bought it for about $200k about five years ago and let this family move in, in exchange for fixing up the place. They never did anything they said that would and they actually destroyed what Was left to destroy. Aftet living rent free for many years, they moved out last summer and so I helped him and his brother and one other friend fix it up. i Think he had to put $50k of materials into it, but we sold it for $750k first day on the market. That’s California real estate for you. I think it turned out pretty good. Before and after photos... the green photo is it before.
